Landlord Responsibilities

The property obligations a lease leaves with the owner, such as roof, structure, parking lot, or capital replacements.

Landlord responsibilities are whatever duties the lease does not transfer to the tenant. In net lease these commonly include roof, structure, foundation, parking lot replacement, and sometimes HVAC replacement or code-required repairs. Even small obligations can be costly, since a roof or parking lot can run into six figures. Investors should list every landlord duty from the lease itself, check property condition, and budget reserves before comparing cap rates across deals.
