Outparcel
A separate parcel at the edge of a shopping center, typically along the main road, used for freestanding tenants like restaurants and banks.
An outparcel is a freestanding lot carved out from a larger shopping center site, usually fronting the main road or entrance. Outparcels host quick-service restaurants, banks, coffee shops, and auto service tenants that benefit from the center's traffic and visibility. They are frequently sold as single-tenant net lease investments. Buyers should review the center's REA for use restrictions, parking rights, and shared cost obligations.
