Net Lease REIT

A real estate investment trust that primarily owns single-tenant properties leased on long-term net leases.

A net lease REIT owns portfolios of single-tenant properties, typically retail, restaurant, industrial, or service properties leased on long-term NNN terms. Publicly traded examples include Realty Income, NNN REIT, Agree Realty, Essential Properties, Four Corners Property Trust, and W. P. Carey. Their filings and investor presentations disclose acquisition cap rates, tenant concentrations, rent coverage, and occupancy, making them useful benchmarks for private investors.
